Experience You Can Count On

Margaret Hunt
I want to praise K&D Roofing and Construction for their overall excellence in replacing my roof. What I especially liked was Kirk's estimate based on materials and time needed to complete the job based on his knowledgeable construction experience. Kirk’s work crew was efficient at performing all aspects of replacing a roof and took pride in doing quality work with honesty and seriousness in completing the job. I would recommend Kirk Flathers’ Roofing and Construction Company, 100%.

I recently used this company for a new roof installation and was thoroughly impressed. The team was punctual, kept me informed throughout the process, and the quality of the finished roof exceeded my expectations. They even finished the project ahead of schedule. I highly recommend this company and would use them again for any future construction needs.

Kirk and his team took care of me from our first meeting until everything was done. He helped me navigate a dispute with State Farm and referred me to someone who could get everything taken care of. Once the work started, he was flexible with our schedule, his guys were super-professional, and everything got done to a very high standard. I highly recommend the company.

In the Area

Manitou Springs’ Historic Districts Favor Darker Shingles

Inside Manitou Springs’ local historic districts, planning staff can approve a new roof that keeps the same shape and slope, as long as the shingle is not white or very light. A lighter color goes to the Historic Preservation Commission, typically a one-to-two-month review under the city’s 2018 guidance. The city’s 2026 fee schedule puts that review at $130. Pick a darker earth tone and city staff can sign off without a hearing.

Is financing available?

Yes, financing is available on the work. Ask about it when you request your estimate.

What should I look for after a windstorm?

Look along the roofline from the street for shingles that sit lifted or are missing. The Insurance Institute for Business & Home Safety says wind damage starts where the seal between shingles lets go, and water can then seep under the lifted edge. The strongest gust the National Weather Service lists near town on December 15, 2021, was 101 mph, two miles south-southwest. Have a lifted shingle looked at for wind damage even if nothing has blown off.

What does it take to put a metal roof on a home in Manitou Springs’ historic districts?

A metal roof inside the city’s local historic districts needs the Historic Preservation Commission’s approval, the city’s 2018 planning guidance says, unless it sits on a flat roof hidden from the street or patches metal already there. For the districts’ historic homes, the 2009 design guidelines, now 17 years old, call standing-seam metal, the long panels with raised ribs, generally not appropriate. The same guidelines call asphalt shingles suitable for those homes.

Does Manitou Springs tax a new roof?

Yes, Manitou Springs charges a 3.8% use tax on the cost of a new roof’s materials, not the labor, under its 2026 fee schedule. Count that 3.8% into the roof replacement budget from the start.
