What Woodland Park’s Wildfire Plan Asks of Your Roof
During a wildfire, flying embers can land on a house and start a fire. Woodland Park’s 2017 wildfire plan names the spots where that can happen: the roof, the deck, the roof edge and debris in the gutters. The plan recommends fire-resistant roofing and notes that many homes in the area already have Class A asphalt shingle or metal roofs, the highest fire rating. Yes, the association’s July 2018 rules say exterior surfaces and trim have to be stained or repainted before they become weather-beaten or worn. The same rules count gutters, downspouts and roofs as part of that upkeep. Faded or peeling paint on the siding or trim means an exterior repaint is due, so walk around the house and look for it.
Replacing an asphalt shingle roof on a house takes a $135 permit under the city’s own fee schedule. If work starts without one, the city adds an investigation fee of twice the permit fee.
Since 2023, city code has required a peel-and-stick waterproof layer under every new shingle roof on a house inside city limits. It runs from the roof edge to at least six feet inside the outside walls, and along every channel where two roof slopes meet. Shingle makers call for at least 24 inches at the edge. It helps keep water from melting snow out of the house, and it comes with every new shingle roof in the city.
Embers can collect under the small raised ridges where one metal panel overlaps the next. The 2017 Greater Woodland Park wildfire plan reports that studies of burned homes found those openings can let embers settle on the plywood beneath and set it alight. Its fix for metal roofing panels is to plug the holes with caulk or a similar material. If you are choosing a metal roof, ask for those openings to be closed.
