Monument’s Deep March Snows and Your Roof Edge

Snow around Monument and Palmer Lake reached 3 to 4 feet in March 2021, National Weather Service figures show. A heavy wet storm in March 2024 left 24.7 inches three miles east-southeast of town. The weather service’s ice-dam guidance explains the risk: snow melts by day, refreezes overnight, and the water works up under the shingles into the attic. Whenever deep snow sits on the roof, check the ceilings and walls under the roof edge.

Do I need Woodmoor approval to put the same shingle back on?

Homes covered by the Woodmoor Improvement Association need the association’s approval for any new roof under its 2023 design standards, and the roof color is one of the things it approves. Apply even if the shingle and color will stay the same.

At what point does a Woodmoor shake roof have to be replaced whole?

Once more than 15% of a wood shake roof needs replacing, the Woodmoor Improvement Association’s rules, last amended in 2009, call for the whole roof to be replaced in a material the association approves. Its 2023 design standards do not allow a whole new roof in wood shakes, so your whole-roof replacement will be in a different material.

How far from the house should a King’s Deer downspout drain?

King’s Deer’s July 2026 design standards say downspouts should carry water at least 15 feet from the house through a buried line before it drains to the surface. New gutters there need the association’s approval, the same as roof and paint work. Mark out where a 15-foot line could run from each downspout.
